Sonlight serves Long Beach from Belmont Shore and Naples through Bixby Knolls, California Heights, downtown and the East Side. Long Beach is where the ocean and the largest port complex in the western hemisphere put their deposits on the same pane, and they are not the same deposit.
The coastal half of Long Beach carries a genuine salt load, and the humidity that comes with it keeps that film damp rather than letting it blow off. Damp salt is a corrosion problem: it pits aluminum, hardens screen spline out of its channel, seizes hardware and, given years, hazes glass. On the port and corridor side the deposit is completely different. Diesel and goods-movement particulate is fine carbon in an oily binder, which darkens glass rather than clouding it, concentrates on the elevation facing the corridor, and needs a degreasing step rather than a stronger squeegee. Most Long Beach properties get some of both, and the two need different chemistry.
The water sits in the middle of the regional range. Long Beach Water blends Central Basin groundwater with purchased Metropolitan supply, so mineral spotting from irrigation is a real issue here without being the extreme it is in Anaheim or Ontario. Architecturally this is one of the richest cities in the region: Craftsman and Spanish Revival through California Heights and Bluff Park, mid-century in the East Side tracts, waterfront contemporary in Naples and Belmont Shore, and a downtown of towers where nothing above the third floor is reachable from the ground.
Four variables decide what is on a window in Southern California and what it takes to get it off: which water you drink, how much ocean you get, where the wind comes from, and how long it goes without raining. Here is where Long Beach sits on each.
Southern California does not run on the four seasons that window cleaning advice usually assumes. Long Beach follows the South Bay calendar, which is the actual year in the order it happens and what each phase does to your glass.
What it does to glass
The season's rain lands in this window and the first storm mobilises accumulated salt and port film into vertical streaking. On the peninsula, hillside runoff adds a mineral band along the bottom of ground-floor glass.

Clean in late October. Going into the wet season clean means the storms rinse rather than reveal, and it is the single highest-value appointment of the year in this region.

The South Bay sits in the deepest part of the marine layer and it frequently holds past June into what locals call No-sky July. Fog wets the salt already on the glass and keeps it in solution for hours, which is exactly when it does its chemical work on frames and hardware.

Sun side first, shaded elevations after the layer lifts. Glass cleaned into a marine layer dries slowly and unevenly and that is where north-face streaking comes from.

Seven months without rinse, and here that means salt drift plus port particulate accumulating continuously. Irrigation adds mineral through the whole stretch with no rain to dilute it.

Three visits a year is the honest answer for anything on the water or the corridor. We flag the specific elevations that need it rather than pricing the whole property at the worst one.
What it does to glass
Most of the South Bay is sheltered from the worst funneling, but the Palos Verdes ridge takes offshore wind directly and it arrives carrying inland grit. Screen mesh abrades and tracks pack.

A Long Beach property near both the water and a corridor gets salt on one elevation and oily carbon on another, and they need opposite treatments. Salt is a corrosion problem addressed by interval and hardware inspection. Carbon in oil is a chemistry problem addressed by degreasing before the wash. Treating the whole house the same way leaves one elevation dirty and the other under-protected.
Near the water the mesh goes brittle and powders at the corners, the spline hardens and shrinks out of the channel, and the frame corners bloom white where dissimilar metals meet, all while looking perfectly fine from inside. Coastal Long Beach homes go through screens two to three times faster than inland ones, which is why we inspect every screen as it comes off rather than only the ones you have flagged.
Bluff Park, California Heights and Rose Park hold significant concentrations of original wood sash, leaded panels and art glass. Those assemblies are held together by putty that failed decades ago and paint that has been holding it since. Pressure, pole systems and thermal shock all do permanent damage. They get hand cleaning and a written note on anything we find failing.

That interval is about corrosion rather than appearance: salt in a damp film pits frames, hardens spline and destroys rollers, and the assembly usually fails before the glass looks bad. Inland neighbourhoods like Bixby Knolls do fine on twice a year.
