Placitas sits on the north flank of the Sandias at roughly 5,700 to 6,500 feet, in the gap between the Sandia and Jemez ranges — which is exactly why it is one of the windiest inhabited places in the metro. Nearly every home here is on a private well, nearly every road is dirt, and nearly every house was built to frame a view. Big glass, hard water, and constant dust is a demanding combination, and it is the reason Placitas homeowners tend to be particular about who cleans their windows.
The wind gap defines this place. Air moving between the Sandia and Jemez ranges accelerates through the Placitas corridor, and residents will tell you the wind here is not comparable to Albuquerque twenty minutes south. It picks up decomposed granite off the mountain flank, fine sediment out of the arroyos, and loose material from miles of unpaved county and subdivision roads, and it drives all of it against the windward elevation of every house on the ridge. Track grit in Placitas is coarser and sharper than valley dust, which makes dry vacuuming before water non-negotiable here — wetting that material and dragging a squeegee across it will scratch glass.
Water is the second defining factor. Placitas is not on a municipal system; homes draw private or shared domestic wells out of the fractured rock and alluvium along the mountain front, and hardness is high and variable well to well. Some Placitas wells also carry noticeable iron, which leaves a faint rust-toned staining on glass and stucco that homeowners often mistake for dirt. Wherever a well feeds landscape irrigation and the spray touches glass, deposits build fast and bond hard in the high-desert sun.
Then there is what people build here. Placitas homes are disproportionately custom, passive-solar, and view-oriented, with large fixed panes, clerestories, and window walls aimed at the Rio Grande valley or the Sandia escarpment. Those are the windows that matter most to the owner and are hardest to service — often two stories up on a sloping lot with no level ground to set a ladder. What it does to glass
Private wells here run hard and variable, and several carry iron. Irrigation overspray leaves both the standard white carbonate spotting and, on iron-bearing wells, a faint rust-toned film that homeowners usually mistake for dirt and scrub at fruitlessly.
What we do about it
We identify which staining you actually have, because iron and carbonate need different chemistry. Then we tell you which sprinkler heads are causing it, since moving a head beats restoring the same window annually.

Storms run hard off the mountain flank and move sediment down the arroyos. Splash-back onto lower glass is coarser here than in the valley, and runoff from unpaved drives can throw material well up a wall.
What we do about it
Late September is the highest-value appointment of the Placitas year. The splash band gets acidic treatment; the coarse material gets rinsed off before anything touches the glass.

At 5,700 to 6,500 feet Placitas gets meaningfully more snow than Albuquerque. Meltwater carrying dissolved mineral runs across glass and refreezes overnight, driving deposits into the glass-to-frame joint.
What we do about it
No exterior water below about 35 degrees. Winter is interior season here, and on wood-heated homes the interior work is genuinely needed.

Placitas sits in dense piñon-juniper, so mid-winter pollen load is heavier here than down in the valley. Screens fill and glass takes a fine gummy film on damp mornings.
What we do about it
Screens off the frame and washed flat. On wooded lots we also clear pitch and needle debris from tracks and sills.
Placitas track material is decomposed granite and arroyo sediment, not the fine silt of the valley floor. It is angular, it is hard, and it is exactly the wrong thing to wet and then drag a rubber blade across. This is the single biggest difference between a competent Placitas window cleaning and a damaging one, and it costs nothing but a few extra minutes per window. Any cleaner who wets your windows before vacuuming the tracks is putting scratches in your view glass.
Several Placitas wells carry enough iron to leave a faint rust-toned film on glass and stucco. Homeowners scrub it, conclude the window cleaner did a poor job, and scrub again. Iron staining needs different chemistry than calcium carbonate, and applying carbonate-targeting acid to it accomplishes little. Correct diagnosis first, then the right treatment, is the whole game — and we will tell you which one you have before charging for either.
The windows Placitas owners care about most are the big fixed panes and clerestories aimed at the valley, and they are usually two stories up on a sloping lot with nowhere level to set a ladder. That is real work with real equipment, and burying it inside a per-window average either overcharges you for the easy glass or leads a cleaner to skip the hard glass. A long unpaved approach means the lower elevation of a Placitas home is being re-dusted continuously by its own driveway. That is not a seasonal condition and it does not respond to timing. It is why lower glass here often warrants a different frequency than upper glass, and why we quote by elevation rather than assuming the whole house dirties at one rate.

Ridge-lot homes in Anasazi Trails and Overlook often have two-story fixed panes with no level ground for a ladder. We use water-fed pole work from grade where the deposit allows and staged ladder or lift access where contact work is required, and the quote tells you which windows need which.
Three times a year suits most homes here — late April after the worst of the wind, mid-summer, and late September after the monsoon. Homes on long dirt drives or high on the escarpment often want quarterly on the lower and windward elevations while the sheltered sides stay fine at twice a year.
Interiors, yes, and on wood-heated homes winter interior work is genuinely worthwhile. Exteriors depend on temperature — we do not put water on exterior glass below about 35 degrees, because at this elevation it refreezes in the glass-to-frame joint and causes real damage.
