From Seal Beach and Huntington down through Newport, Laguna and San Clemente, and inland through Anaheim, Santa Ana, Irvine, Tustin and the South County master plans. Orange County has the hardest municipal water in the metro, forty miles of open coastline, and the most extensive recycled-water irrigation system in the country, and all three end up on the glass.
Orange County's water is the headline. Most of the county pumps the Orange County groundwater basin, and the numbers are published: the basin runs ten to fifteen grains per gallon on average, Santa Ana reports twelve to fifteen, and Anaheim states outright that its water is very hard at eighteen grains per gallon. Irvine Ranch Water District is the interesting case, because it sells two waters: local treated groundwater at roughly six grains and imported treated surface water at roughly sixteen, which means two Irvine addresses can have genuinely different spotting. Coastal Laguna and the South County districts are on imported Metropolitan supply, also near sixteen. There is very little soft water anywhere in this county.
The second variable is the coast, and Orange County has a lot of it. Everything from Seal Beach through Huntington, Newport, Laguna, Dana Point and San Clemente carries a real chloride load, and within a couple of miles of surf the airborne concentration runs about an order of magnitude above inland levels. Coastal humidity keeps that film damp rather than letting it blow off, so it works continuously on aluminum frames, screen splines, rollers and hardware. On the Newport peninsula, in Laguna and along the San Clemente bluffs, salt is a bigger factor in the life of a window assembly than dirt ever is.
Third, and specific to this county more than anywhere else in the region, is recycled water. Irvine Ranch Water District pioneered purple pipe in the early 1980s and now runs 572 miles of it to more than six thousand metered connections, irrigating roughly eighty percent of the public and commercial landscape in its service area: association common ground, medians, parks, schools and golf. That is safe, correct and the right use of the resource, and it carries a higher dissolved-salt load than potable. Where an association head overshoots onto a wall or a ground-floor window, the deposit is different from anything your own hose leaves, and it is not your sprinkler, which is why the stain keeps coming back after you have adjusted your own system.
These are the variables that make this part of Greater Los Angeles different from the region next door. Every one of them is false somewhere else in this metro, which is the point.
Southern California does not have four seasons in the sense window cleaning advice assumes. It has a rain window, a long dry stretch with no rinse at all, and a wind season that runs offshore. Here is the actual year in the Orange County, in the order it happens.

Nearly all of the year's rain arrives here. The first storm mobilises seven months of dust and salt and runs it down the glass in streaks, and it finds every partial gutter run on a tile roof.

The Santa Ana Canyon is the corridor these winds are named for, and Anaheim Hills, Yorba Linda, Orange and the South County foothills take them hard. Grit packs tracks and abrades screens, and the inland-facing elevation loads first.

Anaheim publishes its water at eighteen grains per gallon and much of the county is not far behind. That is the hard end of very hard, and with irrigation running year round and nothing rinsing it between May and November, the mechanism is relentless: a head clips a pane, the water sheets down, the sun evaporates it in minutes, the calcium stays. Four years of that stops being a film and becomes etching. Overspray is the leading cause of permanent glass damage in this county, ahead of salt and well ahead of dust.
Recycled water irrigates most of the association and municipal landscape here, and it carries more dissolved salt than potable. Homeowners in the master plans spend seasons adjusting their own heads while a stain on the same wall keeps returning, because the source is the association's system on the other side of the line. We identify where the spray originates and document it so you have something concrete to hand the management company.
On the Newport peninsula, in Laguna, along the San Clemente bluffs and through Huntington, the assembly fails before the appearance does. Salt in a damp film pits aluminum, hardens splines out of their channel, and destroys the rollers in a multi-slide door once sand joins it in the track. That repair is an order of magnitude past a cleaning. Clearing and vacuuming those tracks dry and confirming the weeps pass water is the highest-value part of a coastal visit.
