Will hard water stains come off my windows or is the glass ruined?
Usually they come off. Hard-water spotting begins as mineral sitting on top of the glass, and at that stage a controlled acidic restoration removes it completely. The problem is that calcium carbonate slowly etches into the silica underneath, and once that happens no chemistry restores it — the surface is physically pitted. As a working rule, deposits under about five years old restore fully, five to ten years improve substantially, and a decade of buildup in high-UV sun is often permanent. Anyone quoting removal without first testing an inconspicuous section is guessing.

The honest split is roughly: surface deposits restore to genuinely clear; partially bonded deposits restore to noticeably better but not perfect; etched glass does not restore at all. A test panel takes a few minutes and settles it before anyone spends money. Where glass is truly etched, mechanical polishing with cerium oxide can improve it further, but it is slow, expensive, and can introduce optical distortion on large panes — on most residential windows, replacement is the more sensible answer, and we would rather say so than take payment for a result we cannot deliver.
Water dissolves calcium and magnesium as it moves through rock and soil. When that water lands on glass and evaporates, the water leaves and the minerals do not.
Every subsequent drop deposits another layer in the same place. The deposit is alkaline, which is why an alkaline household glass cleaner works against you rather than for you — it cannot convert carbonate, and some formulations make it more tenacious.
Heat and UV accelerate the transition from surface deposit to bonded deposit, and bonded deposit slowly etches into the glass. That is why the same water produces worse damage on a west-facing window than a north-facing one, and worse damage at 7,000 feet than at sea level.
In Colorado the source is usually irrigation overspray, and hardness varies enormously by supplier — Boulder and Fort Collins run soft mountain snowmelt while the Denver Basin communities draw hard aquifer groundwater. In New Mexico the source is more often a well or an evaporative cooler, and hardness is high nearly everywhere.
Restoration is quoted per affected window, not per home, because it is almost never the whole house. Light spotting is a small addition to a normal cleaning. Heavy multi-year buildup on large panes is a substantial line item and should be presented as its own number so you can decide window by window which ones are worth it.
Light spotting responds to white vinegar or a dedicated mineral remover with real dwell time — several minutes, kept wet, then gentle agitation with a non-scratch pad. Work in shade, never in direct sun on hot glass, or the product dries before it acts. Keep acid off stucco, adobe, lime plaster, painted trim, and anodized frames. Do not use a razor on tempered glass: modern safety glazing often carries fabrication debris from the tempering oven, and a blade can drag it and scratch the pane. If two careful attempts do not move it, you are past the DIY threshold and further scrubbing only adds risk.
Removing it once is half the job. This is the half that determines whether you pay for it again next year.

On private wells, genuinely different water — hardness varies well to well, not by neighborhood. On municipal supply, it is usually not the water but the irrigation: whether a head hits your glass and whether it dries in sun or shade. The same water produces very different results depending on where it lands.
On light surface deposits, yes — it is a mild acid and it converts carbonate. It fails on bonded or etched deposits, and it fails when applied too briefly or in hot sun where it evaporates before acting. Dwell time does more work than scrubbing pressure.
It depends entirely on the supplier, more than most residents realize. Boulder, Fort Collins, and Colorado Springs run soft mountain snowmelt. The Denver Basin communities — Highlands Ranch, Parker, Castle Rock, Centennial — draw aquifer groundwater that is substantially harder. Two Front Range homeowners twenty miles apart can have very different experiences with the same sprinkler setup.
Partly. A hydrophobic sealant makes water bead and run off rather than sheet and dry, so much less mineral is deposited and what does deposit releases more easily. It is a maintenance aid, not a permanent barrier, and it works far better applied to already-restored glass than over existing deposits.
