Sonlight covers Hermosa Beach across the Sand Section, the walkstreets, the Hill Section and East Hermosa. Hermosa packs more glass onto less land than almost anywhere in the county, and it does it about a hundred feet from salt water.
The Hermosa building pattern drives the job. Narrow lots, three and four storey homes, roof decks, walls of glass facing the water and frameless rail around every deck. That produces an enormous amount of exterior glass on properties where the only access is a walkstreet, an alley, or a staircase. Equipment has to be planned before the work rather than improvised, and a company that quotes a Hermosa house from a square-footage lookup will be wrong in both directions: too little for the deck glass, too much for the ground floor.
Environmentally this is a maximum-exposure market. Salt aerosol is continuous, humidity keeps it damp, and the water is imported Metropolitan supply at roughly sixteen grains per gallon, so mineral lands on top of it. The assembly is what suffers first. Screen mesh goes brittle and powders at the corners, spline hardens and shrinks out of the channel, hinges seize, and sand in a multi-slide track grinds rollers out. All of that progresses invisibly from inside, which is why we inspect hardware every visit rather than only looking at the panes.
Four variables decide what is on a window in Southern California and what it takes to get it off: which water you drink, how much ocean you get, where the wind comes from, and how long it goes without raining. Here is where Hermosa Beach sits on each.
Southern California does not run on the four seasons that window cleaning advice usually assumes. Hermosa Beach follows the South Bay calendar, which is the actual year in the order it happens and what each phase does to your glass.
What it does to glass
The season's rain lands in this window and the first storm mobilises accumulated salt and port film into vertical streaking. On the peninsula, hillside runoff adds a mineral band along the bottom of ground-floor glass.

Clean in late October. Going into the wet season clean means the storms rinse rather than reveal, and it is the single highest-value appointment of the year in this region.
What it does to glass
The South Bay sits in the deepest part of the marine layer and it frequently holds past June into what locals call No-sky July. Fog wets the salt already on the glass and keeps it in solution for hours, which is exactly when it does its chemical work on frames and hardware.
What we do about it
Sun side first, shaded elevations after the layer lifts. Glass cleaned into a marine layer dries slowly and unevenly and that is where north-face streaking comes from.
What it does to glass
Seven months without rinse, and here that means salt drift plus port particulate accumulating continuously. Irrigation adds mineral through the whole stretch with no rain to dilute it.

Three visits a year is the honest answer for anything on the water or the corridor. We flag the specific elevations that need it rather than pricing the whole property at the worst one.
What it does to glass
Most of the South Bay is sheltered from the worst funneling, but the Palos Verdes ridge takes offshore wind directly and it arrives carrying inland grit. Screen mesh abrades and tracks pack.

Tracks cleared dry before water, always, and screens inspected as they come off. On the peninsula we schedule around active events rather than working through them.

Walkstreet and alley-access properties cannot be worked from a truck parked at the door. Ladders, poles and water have to be carried in, upper decks may only be reachable from inside, and some elevations need staging. None of that fits a per-window average, which is why we plan access before quoting and tell you which elevations drive the price.
On a typical Sand Section house there can be more square footage of frameless deck rail than of window glass, and rail takes the full salt load with no eave over it and shows marks from both sides. It is routinely left out of quotes entirely. We price it as its own line, and in practice it needs roughly twice the frequency of the windows.
Damp salt pits aluminum, hardens spline out of its channel and seizes hinges, and every bit of that is invisible from inside until something stops working. Hermosa homes go through screens two to three times faster than inland ones. We inspect every screen and every track as we go and report what we find rather than waiting to be asked.

The service this metro actually needs most. Most of Greater LA drinks 12 to 18 grain water, and irrigation overspray does more permanent damage to glass here than anything airborne.

Salt. Near the water the airborne chloride load runs about ten times inland levels and the humidity keeps the film damp, so it works on mesh, spline and frame corners continuously. Mesh goes brittle and powders, spline hardens and shrinks out of the channel, and corners bloom white. It all looks fine from inside until a screen is handled. Aluminum mesh is worth the upgrade on ocean-facing elevations here even where fiberglass would be fine at the back.
