Sonlight serves San Pedro from Point Fermin and the bluffs through Vinegar Hill, the historic downtown, Averill Park and the eastern hills above the harbour. San Pedro has a distinction nobody advertises: it drinks the hardest water in the City of Los Angeles.
This is the fact that changes everything about glass here. LADWP supplies two waters, and while most of the city drinks Los Angeles Aqueduct snowmelt at roughly 6.5 grains per gallon, the Harbor system runs on purchased Metropolitan supply, which has averaged around 270 milligrams per litre, close to sixteen grains. That is two and a half times the mineral load of the Westside and it is the same utility. Homeowners who move to San Pedro from another part of the city and suddenly have spotting they never had before are not imagining it. The house did not change, the water did.
Layer the harbour on top. San Pedro sits against the largest port complex in the western hemisphere, so diesel and goods-movement particulate is continuous and independent of weather, arriving as fine carbon in an oily binder that darkens glass rather than clouding it. And the bluffs and Point Fermin take direct ocean salt aerosol. Three deposits, three different treatments: mineral needs restoration, carbon needs degreasing, salt needs interval and hardware care. The historic downtown adds a fourth consideration, since a great deal of it is early-century commercial with original steel-framed glass and transoms.
Four variables decide what is on a window in Southern California and what it takes to get it off: which water you drink, how much ocean you get, where the wind comes from, and how long it goes without raining. Here is where San Pedro sits on each.
Southern California does not run on the four seasons that window cleaning advice usually assumes. San Pedro follows the South Bay calendar, which is the actual year in the order it happens and what each phase does to your glass.

The season's rain lands in this window and the first storm mobilises accumulated salt and port film into vertical streaking. On the peninsula, hillside runoff adds a mineral band along the bottom of ground-floor glass.

Clean in late October. Going into the wet season clean means the storms rinse rather than reveal, and it is the single highest-value appointment of the year in this region.

The South Bay sits in the deepest part of the marine layer and it frequently holds past June into what locals call No-sky July. Fog wets the salt already on the glass and keeps it in solution for hours, which is exactly when it does its chemical work on frames and hardware.

Sun side first, shaded elevations after the layer lifts. Glass cleaned into a marine layer dries slowly and unevenly and that is where north-face streaking comes from.

Seven months without rinse, and here that means salt drift plus port particulate accumulating continuously. Irrigation adds mineral through the whole stretch with no rain to dilute it.

Three visits a year is the honest answer for anything on the water or the corridor. We flag the specific elevations that need it rather than pricing the whole property at the worst one.

Most of the South Bay is sheltered from the worst funneling, but the Palos Verdes ridge takes offshore wind directly and it arrives carrying inland grit. Screen mesh abrades and tracks pack.

This is the single most misdiagnosed thing about San Pedro. General advice about Los Angeles water is written for the aqueduct supply reaching most of the city and it is simply wrong here. Mineral spotting on San Pedro glass is real, it is aggressive, and it needs restoration rather than another wash. It is also why the sprinkler conversation matters more here than in most of the city.
Diesel particulate is carbon suspended in oil rather than mineral dust, and it darkens glass instead of clouding it. Washed with detergent it moves around and returns within days, which owners read as permanently ruined glass. It needs degreasing with dwell time before the wash, and the harbour-facing elevation genuinely needs a shorter interval than the rest of the building.
Downtown San Pedro holds a real concentration of early-century commercial glass in original steel frames with transoms above. Those frames rust from inside the rabbet outward and the glazing is decades past service life. They need hand cleaning with water kept off the frame, and any failure photographed and reported rather than worked past.

The service this metro actually needs most. Most of Greater LA drinks 12 to 18 grain water, and irrigation overspray does more permanent damage to glass here than anything airborne.
