The beach cities, the Palos Verdes peninsula, Torrance, San Pedro and Long Beach. This is the part of Greater Los Angeles where two heavy variables stack on top of each other: full ocean exposure on one side and the largest port complex in the western hemisphere on the other, and both of them land on the same glass.
Everything within a mile or two of the surf line through Manhattan Beach, Hermosa, Redondo, the Palos Verdes coast and the Long Beach shoreline carries a continuous salt load. What makes it a maintenance problem rather than a nuisance is humidity: seventy to ninety percent through most of the year means the salt film never dries and blows away. It stays as a damp, conductive layer on every pane, aluminum frame, screen spline, roller and hinge. On metal that produces pitting rather than surface rust, and on glass, over years, it produces a haze that has moved past cleaning and into the surface.
Layered on top of that is goods movement. The ports of Los Angeles and Long Beach, the rail corridors feeding them and the warehouse network behind them put fine diesel particulate into the air continuously, on a schedule that has nothing to do with weather. That deposit is carbon in an oily binder: it darkens glass rather than clouding it, concentrates on the elevation facing the corridor, and needs a degreasing step rather than a stronger squeegee. Houses and storefronts along the goods-movement corridors here genuinely need a shorter cycle than the same building would three miles off it.
The water is the third variable and it runs the full range. San Pedro sits in LADWP's Harbor system, which is purchased Metropolitan supply rather than aqueduct water, and it is the hardest water in the City of Los Angeles. The beach cities are on California Water Service's imported Metropolitan supply, similarly hard. Torrance and Long Beach blend West Coast and Central Basin groundwater with imported supply. There is no soft water in this region, which is why irrigation overspray is the leading cause of permanent glass damage here and why we walk the beds before we leave.
These are the variables that make this part of Greater Los Angeles different from the region next door. Every one of them is false somewhere else in this metro, which is the point.
Southern California does not have four seasons in the sense window cleaning advice assumes. It has a rain window, a long dry stretch with no rinse at all, and a wind season that runs offshore. Here is the actual year in the South Bay, in the order it happens.

The season's rain lands in this window and the first storm mobilises accumulated salt and port film into vertical streaking. On the peninsula, hillside runoff adds a mineral band along the bottom of ground-floor glass.

Clean in late October. Going into the wet season clean means the storms rinse rather than reveal, and it is the single highest-value appointment of the year in this region.

The South Bay sits in the deepest part of the marine layer and it frequently holds past June into what locals call No-sky July. Fog wets the salt already on the glass and keeps it in solution for hours, which is exactly when it does its chemical work on frames and hardware.

Sun side first, shaded elevations after the layer lifts. Glass cleaned into a marine layer dries slowly and unevenly and that is where north-face streaking comes from.

Seven months without rinse, and here that means salt drift plus port particulate accumulating continuously. Irrigation adds mineral through the whole stretch with no rain to dilute it.

Three visits a year is the honest answer for anything on the water or the corridor. We flag the specific elevations that need it rather than pricing the whole property at the worst one.

Most of the South Bay is sheltered from the worst funneling, but the Palos Verdes ridge takes offshore wind directly and it arrives carrying inland grit. Screen mesh abrades and tracks pack.
What we do about it
Tracks cleared dry before water, always, and screens inspected as they come off. On the peninsula we schedule around active events rather than working through them.
A screen is the most exposed metal assembly on a coastal house. Near the water the mesh goes brittle and powders at the corners, the spline hardens and shrinks out of the channel, and the frame corners bloom white where dissimilar metals meet. From inside it all still looks fine. South Bay homes go through screens two to three times faster than inland ones, which is why we inspect every screen as it comes off rather than only the ones you have already noticed.
Coastal contemporary construction runs to multi-slide and pocketing door systems, and beach sand finds the bottom track. Sand in that track grinds the rollers, the panel starts to drag, and the repair is an order of magnitude past a cleaning. Clearing those tracks dry and confirming the weeps still pass water is the highest-value ten minutes of the visit on this coast.
Frameless glass deck rail takes the full salt load with no eave over it and shows every mark from both sides. It needs cleaning at roughly twice the frequency of the windows behind it and it is almost never included in a quote. We price it as its own line so it is visible rather than being a surprise or a silent omission.
