Sherman Oaks, Studio City, Encino, Woodland Hills, Northridge, Calabasas and the Verdugo cities of Glendale and Burbank. The Valley is hotter, drier and further from the ocean than anywhere else in the county at the same elevation, and it has one advantage almost nobody living here knows about: much of it drinks genuinely soft water.
The San Fernando Valley's defining fact for glass is that the marine layer usually does not reach it. What that removes is the damp salt film that governs the coastal cities. What it adds is heat and UV, and both matter more than they sound. Summer afternoons well over a hundred degrees mean cleaning solution flashes off hot glass before it can be worked, which is the most common cause of residue on a Valley window, and it means whatever landed on the pane in June has been baked onto it by September rather than sitting loose.
The water here is the good news and it is worth knowing. Most of the Valley is fed from LADWP's Sylmar filtration plant on Los Angeles Aqueduct water, Eastern Sierra snowmelt that has run around six and a half grains per gallon. That is soft by any Southern California standard and less than half the mineral load of imported Metropolitan supply. Glendale and Burbank blend their own basin wells with imported water and land somewhere in between. Calabasas and the Las Virgenes communities at the western end are on one hundred percent imported Metropolitan supply near sixteen grains, which is why the same house in Calabasas and in Encino can have completely different spotting.
The Valley's third variable is wind and fire. The Santa Susana, Simi and Verdugo passes and the canyons off Mulholland funnel Santa Ana events hard, and much of the northern and western Valley sits in genuine wildland interface. Offshore wind arrives from inland, so the elevation that loads is the one facing away from the ocean, and in some years the deposit is smoke residue rather than dust. That is a different job with different chemistry and we quote it as one.
Finally, this is a solar region. Title 24 has required photovoltaic on essentially every new home in California since 2020 and the newer western Valley tracts are full of arrays. In a seven-month dry season nothing rinses them, and measured California soiling runs around 0.05 percent of efficiency per day, roughly seven percent across a rainless summer. That is a production question, not a cosmetic one.
These are the variables that make this part of Greater Los Angeles different from the region next door. Every one of them is false somewhere else in this metro, which is the point.
Southern California does not have four seasons in the sense window cleaning advice assumes. It has a rain window, a long dry stretch with no rinse at all, and a wind season that runs offshore. Here is the actual year in the San Fernando Valley, in the order it happens.
What it does to glass
Nearly all of the Valley's modest annual rainfall arrives here. The first storm mobilises months of baked-on dust and runs it down the glass in streaks, and it finds every blocked gutter and every low spot in a shallow tile roof.
What we do about it
Clean and clear drainage in late October. On tile roofs we check which elevations actually have gutter runs, because a great many Valley houses have partial runs or none on the sides that shed onto hardscape.

Sustained triple-digit afternoons bake whatever is on the pane into place and make the glass itself too hot to clean properly after mid-morning. West-facing elevations take the worst of it and are where UV-set film shows first.
What we do about it
We start on the west and south elevations early and work to the shaded sides as the day heats up, rather than circling the house. Solution flashing off hot glass is the number one cause of streaking here and it is a scheduling problem, not a product problem.

Seven months with no rinse. Road film, construction dust and pollen accumulate continuously, and in the western Valley construction dust from ongoing development re-coats finished homes well beyond the property line.
What we do about it
Three visits a year in the construction corridors, twice elsewhere. Construction fines need a flooded pass with dwell time before anything with an edge touches the glass, because they are abrasive and dry-wiping them scratches.
What it does to glass
Offshore wind funnels through the passes at fifty to seventy miles an hour, packing decomposed granite into tracks and weep holes and abrading screen mesh. It arrives from inland, so the north and east elevations load first.
What we do about it
Tracks are cleared dry before any water goes on, always. Screens get inspected as they come off, because wind-abraded mesh looks fine from inside right up until it is handled.

In the interface communities, smoke residue rather than dust: fine carbon, alkaline ash and condensed tars that smear under a dry cloth and can etch if left wet.
What we do about it
A flooded neutral-pH pass first, then a solvent step, then the wash. Quoted as its own job because it is one.
The most frequent Valley complaint is streaking on the west elevation, and the cause is almost always that the glass was over a hundred degrees when it was cleaned. Solution flashes off before it can be worked and leaves what it was carrying behind. The fix is sequencing, not chemistry: hot elevations early, shaded elevations late. Any company that cleans a Valley house in a circle at two in the afternoon will leave streaks on the same side every time.
Valley homeowners routinely buy hard-water restoration they do not need, because everyone in Southern California is told the water is hard. In most of the Valley, on Los Angeles Aqueduct supply, it is not. Where we do find mineral damage here the source is usually specific and local: one sprinkler head, a pool splash-out, or a pressure-washer rinse left to bake dry. Finding that source is worth more than the restoration.
Most of the Valley is roofed in concrete or clay tile over a shallow pitch, and those roofs frequently carry gutters on only some elevations with the rest shedding straight onto hardscape. Homeowners book gutter cleaning expecting the whole house. We look at the roof before quoting and tell you which runs actually exist, and we do not walk tile fields, because cracked tile is a leak next February whether or not anyone notices it in August.

It is always the west and south elevations and it is always in the afternoon. The answer is to work those elevations first thing in the morning, which is how we schedule Valley jobs from June through September.
