Window Cleaning in New Mexico

High-desert glass fails differently than glass anywhere else in the country. Swamp coolers bleed minerals down entire elevations for seven months a year. Monsoon rain throws alkaline caliche onto the bottom of every ground-floor window. Spring wind loads tracks with silica sharp enough to scratch. Juniper pollen peaks in January. None of that is what standard window-cleaning advice is written for.

The Six Things That Ruin Windows in New Mexico

Nearly every window complaint we get in this state traces to one of six mechanisms. Each has a distinct visual signature, and each needs a different fix. Find yours below — you can diagnose most of these from your own driveway.

Evaporative cooler mineral bleed

April - October

How to recognize it

Vertical white streaks that start high on the wall, directly below a roof-mounted unit, and fade downward.

Why it happens

A swamp cooler bleeds mineral-saturated water on purpose so salts do not concentrate in the pan. That water runs down the roof and across the glass beneath it, evaporating in high-UV sun and leaving calcium and magnesium carbonate behind — every day, from April through October.

What actually fixes it

Mineral restoration, not washing. Then reroute the bleed line so it stops recoating the same glass next summer. Deposits under about five years old lift completely; beyond that, etching may be permanent.

Monsoon splash-back

Early July - mid September

How to recognize it

A distinct band of haze or spotting across the bottom 12-18 inches of ground-floor windows, sharply defined at the top.

Why it happens

Hard afternoon rain hits bare caliche soil and gravel xeriscape and throws it back up onto the glass. New Mexico sun then bakes it dry within the hour, before it can run off.

What actually fixes it

The band needs an acidic pass to break the carbonate before squeegeeing — the deposit is alkaline, so ordinary alkaline glass cleaner makes it more stubborn, not less.

Wind-driven sand

March - May

How to recognize it

Gritty tracks, abraded screen mesh, and a fine even film concentrated on one elevation of the house — the windward side.

Why it happens

Spring wind routinely gusts 40-60 mph across open mesa, vacant unpaved lots, and construction ground, and it carries sharp silica onto and into windows.

What actually fixes it

Tracks must be vacuumed dry before any water is applied. Wetting embedded sand and then dragging a squeegee across it is how glass gets scratched — and it is the most commonly skipped step in this state.

How to recognize it

Round or teardrop spots in a spray pattern, often on one section of glass at sprinkler height.

Why it happens

New Mexico hardness is well-by-well, not city-by-city. Rio Rancho draws entirely from groundwater; Santa Fe County wells in Eldorado and La Tierra run harder still; Albuquerque's blended supply is comparatively moderate. Wherever water is hard, every drop that dries on glass leaves its minerals behind.

What actually fixes it

Restore once, then redirect the irrigation. Paying for restoration annually because a sprinkler head still hits the window is money spent on the wrong problem.

Juniper pollen

December - March

How to recognize it

Yellow-green dust in sills and screens that turns gummy on the first damp morning — in the middle of winter.

Why it happens

One-seed juniper releases heavy pollen loads across the Middle Rio Grande Valley from December through March. New Mexico's pollen season runs opposite to the spring-summer cycle most window-cleaning advice assumes.

What actually fixes it

Screens come off and are washed by hand. Brushing pollen in place drives it deeper into the mesh.

Canale and parapet runoff staining

How to recognize it

A narrow, hard vertical stain column down a stucco wall, often passing beside or across a window, with damage to the wall finish below.

Why it happens

Flat and parapet roofs drain through canales — spouts that channel the entire roof's water through one point and drop it down the outside wall. Whatever that column passes, it stains.

What actually fixes it

Cleaning the glass without addressing the canale means the same stain returns next monsoon. This is also why 'gutter cleaning' is the wrong service for a large share of New Mexico homes; what those roofs need is canale and scupper clearing.

Where We Work in New Mexico

Our New Mexico service area runs from Santa Fe south through the Albuquerque metro to Valencia County, and east over Tijeras Canyon into the mountain communities behind the Sandias. Each region has its own water, its own architecture, and its own failure mode.

Albuquerque metro

The Rio Grande valley floor at roughly 5,000 feet rising east into the Sandia foothills above 6,000. Blended municipal water, near-universal evaporative cooling, and a split between flat-roof Pueblo Revival in the older core and pitched-roof production housing on the West Side.

Sandoval County and the north

Rio Rancho on the West Mesa runs on pure groundwater and is the hardest-water market in the metro. North through Bernalillo and up to Placitas the terrain rises toward the Jemez and the wind exposure increases.

Santa Fe and the high north

At 7,199 feet Santa Fe faces UV roughly 28 percent above sea level, real snow, winter wood smoke, and a hard split between moderate city water and very hard county well water.

East Mountains

Tijeras Canyon and the communities behind the Sandias sit in ponderosa and piñon-juniper at 6,500 to 7,500 feet. Nearly everything is on a private well, water is hard, and pitched roofs with real gutters are the norm rather than the exception.

Valencia County and the south valley

Los Lunas, Belen, Bosque Farms, and Peralta along the Rio Grande bosque. Mature cottonwoods, agricultural dust, June cotton on screens, and large rural lots.

Does Sonlight actually serve New Mexico, or just Colorado?

Both, and we are specific about the difference. Sonlight has been family-owned in Colorado since 1978 with more than 10,000 jobs completed there. We opened our New Mexico operation in 2026 and now run regular routes through Albuquerque, Rio Rancho, Santa Fe, the East Mountains, Corrales, Placitas, Bernalillo, and Valencia County. We would rather say that plainly than imply a New Mexico history we do not have.

Why are white streaks running down my New Mexico windows from the roof?

That is mineral bleed from a roof-mounted evaporative cooler. Swamp coolers discharge mineral-saturated water by design, and it runs down the roof and across the windows below. It is bonded calcium and magnesium carbonate, not soap residue, and normal washing will not touch it. It needs a mineral restoration pass, followed by rerouting the bleed line. This is the single most misdiagnosed window problem in New Mexico.

Why does the bottom foot of my windows look hazy after a summer storm?

Monsoon splash-back. Hard rain hits bare caliche soil or gravel landscaping and throws it up onto the glass, and the sun bakes it dry within the hour. Because caliche is calcium carbonate, it is chemically alkaline — which is why scrubbing it with ordinary alkaline glass cleaner gets you nowhere. It needs a mild acidic treatment to break the carbonate first.

Is New Mexico water hard?

It depends entirely on your address, more so than in most states. Rio Rancho draws 100 percent from groundwater wells and is among the hardest municipal supply in the metro. Albuquerque blends San Juan-Chama surface water with groundwater, and hardness varies by pressure zone. Santa Fe city water is moderate, but Eldorado, La Tierra, and much of unincorporated Santa Fe County run on domestic wells that are several times harder. Two customers ten miles apart genuinely need different treatment.

Do you clean gutters in New Mexico?

On homes that have them, yes. But a large share of New Mexico homes have flat or parapet roofs that drain through canales and have no gutters at all. If that is your house, we will tell you rather than sell you a service your roof cannot use. What those roofs need is canale and scupper clearing so monsoon water actually leaves the roof instead of pouring down the wall.

How often should windows be cleaned in New Mexico?

Twice a year is the floor: once in late April after wind season, once in late September after the monsoon closes. Add a third visit if you run a roof-mounted evaporative cooler, if you are surrounded by vacant unpaved lots or active construction, or if you are on a hard well. Foothills and mesa homes with large west-facing glass often justify quarterly.

Can hard-water damage on desert glass be reversed?

Usually, if it is caught in time. Surface-bonded mineral — generally anything under about five years of accumulation — comes off completely with a controlled acidic restoration, and the glass returns to clear. Once carbonate has physically etched into the silica, restoration will improve the appearance substantially but cannot make it perfect. At that point the honest options are glass polishing or replacement, and we will tell you which one you are looking at before you pay for anything.

Do you clean solar panels in New Mexico?

Yes, and the economics here are better than almost anywhere. New Mexico gets over 300 sunny days a year with long stretches of no rainfall to rinse an array, so dust accumulates continuously. Measured output losses of 15 to 25 percent on unwashed desert panels are common. We clean with purified water and no abrasives so nothing is left behind to attract more dust.
