Thousand Oaks, Westlake Village, Agoura Hills, Simi Valley, Moorpark, Camarillo, Ventura and Ojai. This region runs from the ocean at Ventura up through the richest farmland in the state and over the Conejo grade into master-planned suburbs, and the water changes completely along the way.
Ventura County is really two water stories. The Conejo Valley communities, Thousand Oaks, Westlake Village, Agoura Hills and Simi Valley, are on Calleguas and Las Virgenes supply, which is essentially all imported Metropolitan water at roughly sixteen grains per gallon. That is very hard, and combined with year-round irrigation and no summer rain it makes mineral spotting the leading local glass complaint. The second variable is agriculture, and it is the real thing rather than a scenic backdrop. Ventura County has been the largest strawberry-producing county in the United States for more than twenty-five years, and the Oxnard Plain and Santa Clara River Valley run citrus, avocado, celery, cut flowers and nursery stock on some of the most productive alluvial soil in California. Field preparation, harvest traffic and unpaved farm lanes put fine dust into the air on the farming calendar rather than the weather calendar. Homeowners around Camarillo and Ventura time their cleaning around storms and it never quite works, because the dust is not waiting for weather.
Third is terrain and wind. The Santa Monica Mountains and the Simi Hills produce canyon funneling, and Santa Ana events run hard through Simi, the Conejo grade and the Ojai valley. That is the highest-probability combination for permanent glass etching anywhere in this county. Before we leave we point out exactly which heads are hitting glass, because moving one head is worth more than the restoration we would otherwise be selling you every spring.
Properties near working ground around Camarillo, Oxnard and the Santa Clara River Valley carry a persistent fine film that homeowners assume is a wind event and time their cleaning around. It is not weather, it is the farming calendar, and it does not stop between storms. Once the source is identified the answer changes from a reactive schedule to a fixed three-times-a-year cycle, and that is what actually keeps the glass looking right.
Ojai, Simi and the rural edges of Camarillo are full of properties with a shop, a barn, a guest house or a greenhouse in addition to the main residence, and every one of them has glass. Companies quoting from a square-footage lookup miss most of it and then either surprise you with a change order or quietly skip the outbuildings.
