Lubbock windows take a beating from three directions. In spring the wind comes across open fields and the Caprock and carries dust storms that can turn the sky brown, packing grit into tracks and screens. From spring into summer, hailstorms tear screens and dent gutters. And all year the water is hard, so anything that dries on the glass leaves a white spot behind.
The hard water is the one that quietly costs money. Sprinklers that clip the lower panes and hose rinses left to dry in the sun leave mineral spots that bond fast in this climate. In the first season they come off with the right chemistry. Left for years they etch into the glass, and etched glass does not clean. It gets restored or replaced.
Our Lubbock services include inside and outside window cleaning, screens taken off and washed by hand, screen repair for hail and wind damage, track and sill detailing, hard-water spot removal, gutter cleaning, solar panel cleaning, pressure washing and soft washing. We work older homes with original windows in Tech Terrace, Overton and Rush, brick homes across central and southwest Lubbock, and the new construction south of 98th Street and out toward Wolfforth.
Every job is priced before we arrive. Type your address, see a real number for your house, and pick a day. The price you see is the price you pay, and every clean carries our 24-hour guarantee: if something looks wrong after we leave, tell us and we come back to fix it at no charge.
Four things decide how fast windows get dirty here and what it takes to get them clean.
The South Plains does not run on the four seasons most window advice assumes. Here is the year in order and what each part does to your glass.
What it does to glass
Strong west and southwest wind lifts dust off bare fields before the crop is up, and dust storms can turn the sky brown. Grit packs into tracks, weep holes and screen mesh, and windows on the windward side go matte in a day.
What we do about it
Tracks and sills are cleared dry first, screens come off and are washed by hand, and only then does water touch the glass. The best appointment is right after the wind settles in late spring.
What it does to glass
Thunderstorms build over the plains most afternoons in late spring, and hail is common. Screens tear and bow, gutters fill with debris and dent, and storm rain lands on dusty glass and dries into spots.
What we do about it
We check every screen we take down and show you the damage. Gutters should be clear before the storm season so a downpour runs off the roof instead of over the windows.
What it does to glass
Hot, dry and bright. Sprinkler and hose water dries on glass in minutes and the mineral spots bond fast.
What we do about it
Shaded sides first, no water on hot glass in direct midday sun, and fresh spotting removed before it has a chance to etch.
What it does to glass
Cotton harvest and the gins put fine dust and lint in the air across the South Plains, and it settles on screens and glass for weeks.
What we do about it
A late-fall clean once harvest wraps up holds best. Screens get a careful wash, since lint clings to mesh.
What it does to glass
A real winter on the plains: hard freezes, wind chill, and snow or ice a few times most years.
What we do about it
Interior glass is a good winter job. We do not put water on exterior glass below freezing and we schedule exterior work for the warm middle of the day.
The most common Lubbock screen problem. The frame is usually fine and only the mesh and spline need replacing, which can usually be done on site for much less than a new screen.
Spring dust storms fill sliding-door tracks and weep holes until doors grind. We always clear grit out dry before any water, because wet grit under a squeegee scratches glass.
Hard-water mineral from sprinklers or a hose rinse that dried in the sun. It needs mineral removal, not regular cleaner, and the sprinkler needs adjusting or it comes right back.
Harvest and gin season put fine field dust and lint in the air from October into winter. A late-fall clean after harvest holds much better than one in the middle of it.
Every house is priced on its own: size, window count, stories and access. We look your home up and give you an exact, bookable price for your address. Hard-water spot removal is a different job than washing, so it is not part of the instant price. If your glass has mineral spotting, we show it to you and price it before doing any of that work, never as a surprise on the bill.

Historic homes on tree-lined streets across from Texas Tech, between 19th and 34th. Older windows and hand-set glass, worked by hand with care.
North and South Overton near campus, with a mix of older homes and new infill. Construction dust from the infill is the standing issue.
Between 4th and 19th west of campus, known for its big trees. Leaves and sap in gutters on top of the usual dust.
Southwest Lubbock around Lakeridge Country Club, with larger homes and a lot of rear-facing glass.
Next to the Lakeridge golf course community, east of Quaker. Sprinkler spotting on the lower panes is the most common problem.
The newest neighborhoods south of 98th Street, on open ground where every windy day fills tracks and screens.
Fast-growing Frenship-area subdivisions southwest of town, with new-build construction haze and open-field dust.
Lake and canyon homes southeast of town with big view windows that are hard to reach.

Inside and outside glass, screens off and hand-washed, and tracks cleared dry first, because wet grit under a squeegee scratches glass.
Hail and wind tear mesh and bow frames. Most screens can be rescreened on site for far less than a new one.
Sprinkler and hose spotting removed while it still comes off, before a few summers turn it into etching.
Blown dust, leaves and hail debris cleared before storm season, so a downpour runs off the roof instead of over the windows.
Spring dust storms settle on panels in the sunniest part of the year, when a dusty array loses the most output.
Drives, walks and patios cleared of dust-storm grit, storm mud and irrigation rings.
Low-pressure cleaning for brick, stucco and siding. Pressure belongs on concrete, not on your walls.
New-build haze from cement and drywall dust, removed wet and slow so the glass is never scratched.

Usually, yes. We take every screen down to clean it, check it, and show you which ones are torn or bent. Most can be rescreened on site in their existing frames.
Usually, yes, if they have not etched into the glass yet. Fresh spots come off with mineral removal, which is a separate step from regular washing. If the glass is already etched we will tell you honestly rather than charge you to clean something that will not come clean.
