Sunland Park and Santa Teresa sit on the New Mexico side of the line, just west of El Paso, on open mesa that rolls out toward the border. Much of the housing is newer, and a lot of it is still being built, so construction dust is a constant: cement, stucco and gypsum fines that settle on finished homes and cure into a haze when they get damp. That haze needs a wet removal with soak time. Wiping it dry scratches the glass.
The mesa is also wide open to the wind. In spring, sand blows off the open desert to the west and packs into tracks, weep holes and screens. The commercial and rail traffic around Santa Teresa adds its own fine dust on the side of the house that faces the roads.
Water here comes from groundwater and, like the rest of the region, it is hard. Sprinkler and drip water that dries on glass leaves white spots, and in this sun they set within days. Many Santa Teresa homes have large windows facing the mountains or the golf course, and those are the panes where spotting shows most.
We clean inside and outside glass, wash screens by hand, clear tracks dry first, remove construction haze and mineral spots, and clean gutters, solar panels, driveways and stucco. Every price is set before we arrive, and every job carries our 24-hour guarantee.
Four things decide how fast windows get dirty here and what it takes to get them clean.
Late May, after the spring wind season, and October, after the monsoon, are the two visits that do the most work here. The full month-by-month desert calendar is on our Las Cruces page.
A dull film that comes back after a quick clean. It is cured construction dust. It needs soaking and a careful wet removal, never a dry wipe.
Open mesa means heavy spring sand. We clear tracks dry before any water and wash screens off the frame.
Sprinkler water on big view glass leaves spots that set fast. Caught early they come off. Left for years they etch.
Every house is priced on its own: size, window count, stories and access. We look your home up and give you an exact, bookable price for your address. Hard-water spot removal is its own line, because it is a different job than washing, and we would rather show you that up front than surprise you later.
About 30 seconds. No callback, no in-home estimate.
Homes near Mount Cristo Rey and the river, many older ones with rooftop coolers. Cooler streaks and wind-blown sand are the usual jobs.
Larger homes and newer building around the country club. Big view windows and construction dust.
Open to the west wind and active construction, so tracks and screens fill fast.

Inside and outside glass, screens off and hand-washed, and tracks cleared dry first, because wet desert sand scratches glass.
Sprinkler, drip and cooler spotting removed while it still comes off, before a few summers turn it into etching.
Desert sun makes mesh and spline brittle. Rescreening on site usually costs far less than a new screen.
Cleared before the monsoon, when a gutter full of sand meets the year's hardest rain. Canales and scuppers too.
Months without rain and two dust seasons: a dusty array loses output exactly when the sun is strongest.
Drives, walks and patios cleared of monsoon mud, desert grit and irrigation rings.
Low-pressure cleaning for stucco and plaster. Pressure belongs on concrete, not on your walls.
New-build haze from cement and stucco dust, removed wet and slow so the glass is never scratched.
Yes. Our crew is based in El Paso and both communities are well inside our service area, as are Anthony and Chaparral.
Yes. It needs soaking and a careful wet removal. We never use a dry blade on dirty glass, which is how new windows get scratched.
