Mesilla is adobe country. Around the plaza and through the older parts of town, homes have thick earthen walls, lime and mud plaster, deep-set windows and, in the oldest buildings, glass that cannot be replaced. That changes how window cleaning has to be done. Pressure washers and strong chemicals damage lime plaster, and old glass held in by failing putty can come loose under a heavy hand. We clean those windows by hand, keep chemistry off the plaster, and tell you if we find glazing that has failed.
Beyond the town, the Mesilla Valley is pecan orchards, fields and irrigation ditches all the way down past La Mesa, Vado, Berino, Chamberino and Mesquite to Anthony. Orchard country runs on the orchard calendar: catkin pollen in spring, and a harvest season from late fall into winter when crews shake the trees and sweep the orchard floor, putting fine dust into the air for weeks. Cottonwoods along the river add their own cotton in early summer.
Most roofs here are flat, with canales that spout the roof's water down the outside wall. There are no gutters on those homes; the canales and scuppers are what need clearing, ideally before the monsoon. Rooftop coolers are very common, and their mineral bleed leaves white streaks on the windows below.
We clean inside and outside glass, wash screens by hand, clear tracks dry first, remove hard-water and cooler spotting, clear canales, and soft-wash stucco. Every price is set before we arrive, and every job carries our 24-hour guarantee.
Four things decide how fast windows get dirty here and what it takes to get them clean.
Late May, after the spring wind season, and October, after the monsoon, are the two visits that do the most work here. The full month-by-month desert calendar is on our Las Cruces page.
Adobe and lime plaster are damaged by pressure and strong chemistry. We keep both off the walls and clean glass by hand.
When the pecan harvest runs, orchard dust drifts onto homes nearby for weeks. Book after the harvest wraps up for the longest-lasting clean.
A blocked canale dumps a whole roof's water in one spot, often right past a window. Clear them before July.
Every house is priced on its own: size, window count, stories and access. We look your home up and give you an exact, bookable price for your address. Hard-water spot removal is its own line, because it is a different job than washing, and we would rather show you that up front than surprise you later.

Inside and outside glass, screens off and hand-washed, and tracks cleared dry first, because wet desert sand scratches glass.
Sprinkler, drip and cooler spotting removed while it still comes off, before a few summers turn it into etching.
Desert sun makes mesh and spline brittle. Rescreening on site usually costs far less than a new screen.
Cleared before the monsoon, when a gutter full of sand meets the year's hardest rain. Canales and scuppers too.
Months without rain and two dust seasons: a dusty array loses output exactly when the sun is strongest.
Drives, walks and patios cleared of monsoon mud, desert grit and irrigation rings.
Low-pressure cleaning for stucco and plaster. Pressure belongs on concrete, not on your walls.
New-build haze from cement and stucco dust, removed wet and slow so the glass is never scratched.
Yes, by hand. We keep pressure and strong chemicals off the plaster entirely, check old glazing before we touch it, and tell you if any of it has failed.
Yes. Canales and scuppers need clearing just like gutters, best in late June before the monsoon storms. We quote only what your roof actually has.
