What Actually Dirties Windows in Las Cruces

Las Cruces glass deals with the full Chihuahuan Desert year. Spring wind comes across the West Mesa and drives sand into tracks and screens. The summer monsoon sends dust ahead of the storms and then rains on it. And the Mesilla Valley adds something the rest of the desert does not have: pecan orchards, with their spring pollen and their winter harvest dust drifting onto homes nearby.

The water does the rest. Las Cruces runs on groundwater, and like most desert well water it is hard. Wherever it dries on glass, from a sprinkler head, a drip line, a hose rinse or a rooftop cooler's bleed, it leaves white mineral spots, and in this sun they bond to the glass fast. Caught early they come off. Left for a few summers they etch, and etched glass does not clean.

The homes span the whole range: historic adobe in the Mesquite and Alameda-Depot districts, older brick and block homes near NMSU, pueblo-style flat roofs with canales across town, and big view homes on the East Mesa and in Picacho Hills with tall glass facing the Organ Mountains. View windows are the ones people care about most, and often the hardest to reach safely. We plan that access before we price it.

We clean inside and outside glass, take screens off and wash them by hand, clear tracks dry first, remove hard-water and cooler spotting, and clean gutters and canales, solar panels, driveways and stucco. Every price is set before we arrive, and every job carries our 24-hour guarantee: if something looks wrong after we leave, we come back and fix it.

The Las Cruces Glass Profile

Four things decide how fast windows get dirty here and what it takes to get them clean.

Water source
Las Cruces Utilities: municipal wells drawing on the Mesilla and Jornada del Muerto groundwater basins
What that water does to glass
Hard groundwater. Sprinkler, drip and cooler water that dries on glass leaves white spots within a day or two, and summer heat sets them quickly.
Coolers
Evaporative coolers are common on older Las Cruces homes and many casitas. The bleed water runs down the roof and leaves vertical white streaks on the windows below.
Roof drainage
Genuinely mixed. Pueblo-style flat roofs drain through canales and have no gutters; pitched-roof homes may have them. We look first and quote what is actually there, including canale and scupper clearing.

The Las Cruces Window Cleaning Calendar

The Chihuahuan Desert does not run on the four seasons most window advice assumes. It has two dust seasons, a monsoon, and one long clear stretch. Here is the year in order and what each part does to your glass.

Wind and dust season

February to May (worst March and April)

What it does to glass

Sustained west and southwest winds lift sand and silt off open desert and drive it into tracks, weep holes and screen mesh on the windward side of the house. Glass that looked fine on Friday is matte by Monday. Screens take a beating, and fine sand packs into sliding-door tracks until they grind.

What we do about it

Tracks and sills are vacuumed and brushed out DRY before any water touches the glass, because a wet squeegee dragged through desert sand scratches the pane. Screens come off and get washed by hand. If you can wait, the best appointment is right after the wind settles in late spring.

The dry heat

May and June

What it does to glass

The hottest, driest stretch of the year. Every drop of sprinkler, drip-line, mister or cooler water that lands on glass dries in minutes and leaves its minerals behind, and in this sun those spots bond to the glass within days instead of sitting loose on top.

What we do about it

We work shaded sides of the house first and keep water off hot glass in direct midday sun, so nothing flash-dries into new spots while we work. Fresh mineral spotting is removed now, while it still comes off, before a summer turns it into etching.

Monsoon

July to September

What it does to glass

Most of the year's rain arrives in short, hard afternoon storms. Outflow wind can push a wall of dust ahead of the rain, and then the rain lands on glass that was just dusted, leaving mud spots that look worse than before it rained. Ground-floor glass collects splash-back from bare dirt and gravel.

What we do about it

Clean once the monsoon closes out, not in the middle of it. Gutters, where a house has them, should be clear BEFORE the storms; a gutter full of sand cannot carry a desert downpour and sheets it down the wall and windows instead.

The clear season

October and November

What it does to glass

The calmest, clearest weather of the year, and the best light on the Franklin and Organ mountains. Whatever the monsoon left is still on the glass, and every view window shows it.

What we do about it

The single most valuable appointment of the year for most homes here: monsoon spotting comes off, screens are washed before winter, and the house is clean for the holidays.

Winter and harvest

December to January

What it does to glass

Mild days and cold, clear nights. Along the river valley, pecan harvest crews shake trees and sweep orchard floors, and orchard dust drifts onto houses nearby for weeks. Hard freezes happen but are short.

What we do about it

A good time for interior glass and for valley homes once harvest wraps up. We do not put water on exterior glass when it is freezing, and on these short winter days we schedule exterior work for the warm middle of the day.

Common Window Problems in Las Cruces

Hard-water spots that will not wash off

Mineral from sprinklers, drip lines or a cooler. It needs mineral removal, and the source needs adjusting or it comes back. The longer it stays, the closer it gets to permanent etching.

Orchard pollen and harvest dust

Valley homes near pecan groves get spring pollen in their screens and harvest dust in late fall and winter. A visit after harvest wraps up keeps valley glass clear.

Canales staining walls and windows

A blocked or overflowing canale dumps the roof's water down one spot on the wall, often right past a window. Clearing canales before the monsoon prevents most of it.

View windows nobody can reach

Tall fixed glass on East Mesa and Picacho Hills homes is often skipped because it is hard to reach safely. We plan the access and price it honestly instead.

What Window Cleaning Costs in Las Cruces

Every house is priced on its own: size, window count, stories and access. We look your home up and give you an exact, bookable price for your address. Hard-water spot removal is its own line, because it is a different job than washing, and we would rather show you that up front than surprise you later.

Las Cruces Neighborhoods We Serve

East Mesa

Open, higher ground east of I-25 with wide views of the Organs and nothing to break the spring wind. Sand in tracks and screens is the first job.

Sonoma Ranch

Newer homes with large view windows toward the Organ Mountains. Those panes are usually the reason people book.

Metro Verde and the northeast

Newer master-planned building, so construction dust on glass is common. Wet removal, never a dry wipe.

Picacho Hills

Custom homes on the West Mesa looking back across the valley. Tall glass, harder access, and full exposure to west wind.

Las Alturas

Hillside homes near the NMSU golf course with big windows and long views.

University Park

Older brick and block homes and rentals near NMSU, many with rooftop coolers and the white streaks that come with them.

Mesquite Historic District

One of the oldest parts of town, with adobe homes and old glass that gets careful hand cleaning.

Alameda-Depot

Historic homes from the railroad era with original windows. We check the putty before we put any pressure on old glass.

Mesilla Park and Doña Ana

Valley neighborhoods near fields and pecan orchards, where harvest dust and sprinkler spotting both show up.

Also served from this page: Doña Ana, Organ, Radium Springs, Mesilla Park, University Park.

Las Cruces Window Cleaning Questions

How much does window cleaning cost in Las Cruces?

It depends on your house: size, number of windows, stories and access. Type your address into the quote form and you will see the exact price for your home in about 30 seconds. That is the price, not an estimate that changes after a visit.

Do you come to Las Cruces from El Paso?

Yes. Our crew is based in El Paso and serves about 60 miles around it on both sides of the state line, which covers all of Las Cruces, Mesilla, Doña Ana, Organ and Radium Springs. The price your address gets online is the whole price.

Do you serve Hatch, Truth or Consequences or Alamogordo?

Not right now. Those towns are outside our service area. If you are not sure about your address, type it into the quote form and it will tell you right away.

Can you clean the canales on my flat roof?

Yes. Pueblo-style roofs here drain through canales and scuppers instead of gutters, and those need clearing just like gutters do, best before the monsoon. We quote what your roof actually has.

When is the best time to clean windows in Las Cruces?

Late May, after the spring wind, and October, after the monsoon. If you are near the pecan orchards, add or move one visit to after the harvest wraps up in winter.

Is Sonlight new to Las Cruces?

Yes, and we say so. We opened the El Paso market, which includes Las Cruces, in October 2026. The company has been family-owned in Colorado since 1978. Every job is priced before we arrive and carries our 24-hour guarantee.

The El Paso and Las Cruces Service Area

One crew based in El Paso serves about 60 miles around the city on both sides of the state line. We do not currently serve Truth or Consequences, Hatch, Deming, Alamogordo or addresses in Ciudad Juárez.
