Amarillo is one of the windiest cities in the country, and your windows know it. The wind blows across open plains most of the year and hardest in spring, when it carries dust off fields and feedyards and drives it into tracks, weep holes and screen mesh. Spring and summer storms add hail, and winter adds freezes and snow.
Then there is the water. Amarillo runs largely on Ogallala Aquifer wells, and hard water that dries on glass leaves white mineral spots. Sprinklers that clip the lower panes are the usual cause. In the first season those spots come off with the right chemistry. Left for years they etch, and etched glass does not clean.
Our Amarillo services include inside and outside window cleaning, screens taken off and washed by hand, screen repair for hail and wind damage, track and sill detailing, hard-water spot removal, gutter cleaning, solar panel cleaning, pressure washing and soft washing. We work older homes with original windows in Wolflin and around Bivins, brick homes in Olsen, Puckett and Sleepy Hollow, newer homes in The Colonies and The Greenways, and homes in Canyon.
Every job is priced before we arrive. Type your address, see a real number for your house, and pick a day. The price you see is the price you pay, and every clean carries our 24-hour guarantee: if something looks wrong after we leave, tell us and we come back to fix it at no charge.
Four things decide how fast windows get dirty here and what it takes to get them clean.
The Texas Panhandle does not run on the four seasons most window advice assumes. Here is the year in order and what each part does to your glass.
What it does to glass
The windiest stretch of an already windy year. Dust off fields and feedyards packs into tracks, weep holes and screen mesh, and windward glass goes matte fast.
What we do about it
Tracks and sills are cleared dry first, screens come off and are washed by hand, and only then does water touch the glass. Late May, once the wind eases, is the appointment that lasts.
What it does to glass
Afternoon thunderstorms with hail are common. Screens tear and bow, gutters dent and clog, and rain on dusty glass dries into spots.
What we do about it
Every screen we take down is checked and the damage shown to you. Gutters should be clear before storm season so a downpour runs off the roof, not over the windows.
What it does to glass
Warm, bright and dry between storms. Sprinkler and hose water dries on glass quickly and leaves mineral spots that bond.
What we do about it
Shaded sides first, no water on hot glass in direct sun, and fresh spotting removed before it etches.
What it does to glass
The calmest weather of the year, with harvest dust from the fields around the city.
What we do about it
The best time for a full inside and outside clean before winter, with screens washed and gutters cleared of leaves.
What it does to glass
The coldest of the three West Texas markets: hard freezes, wind chill, and snow most winters, sometimes as a blizzard.
What we do about it
Interior glass is a good winter job. We do not put water on exterior glass below freezing and we schedule exterior work for the warm middle of the day.
In a city this windy, dust works into sliding-door tracks and weep holes year round, not just in spring. We clear it out dry before any water, because wet grit under a squeegee scratches glass.
The frame is usually fine and only the mesh and spline need replacing. Rescreening on site costs far less than a new screen.
Hard-water mineral from sprinklers or a hose rinse that dried in the wind and sun. It needs mineral removal, not regular cleaner, and the sprinkler needs adjusting or it comes right back.
Field and feedyard dust carried in on the wind. It comes back faster than people expect, which is why most homes here do best on a regular schedule rather than once a year.
Every house is priced on its own: size, window count, stories and access. We look your home up and give you an exact, bookable price for your address. Hard-water spot removal is a different job than washing, so it is not part of the instant price. If your glass has mineral spotting, we show it to you and price it before doing any of that work, never as a surprise on the bill.

Inside and outside glass, screens off and hand-washed, and tracks cleared dry first, because wet grit under a squeegee scratches glass.
Hail and wind tear mesh and bow frames. Most screens can be rescreened on site for far less than a new one.
Sprinkler and hose spotting removed while it still comes off, before a few summers turn it into etching.
Blown dust, leaves and hail debris cleared before storm season, so a downpour runs off the roof instead of over the windows.
Spring dust storms settle on panels in the sunniest part of the year, when a dusty array loses the most output.
Drives, walks and patios cleared of dust-storm grit, storm mud and irrigation rings.
Low-pressure cleaning for brick, stucco and siding. Pressure belongs on concrete, not on your walls.
New-build haze from cement and drywall dust, removed wet and slow so the glass is never scratched.

Usually, yes. We take every screen down to clean it, check it, and show you which ones are torn or bent. Most can be rescreened on site in their existing frames.
Usually, yes, if they have not etched into the glass yet. Fresh spots come off with mineral removal, which is a separate step from regular washing. If the glass is already etched we will tell you honestly rather than charge you to clean something that will not come clean.
