Windows in Midland and Odessa get dirty on a schedule most of the country never sees. It rains about fifteen inches a year, so nothing rinses the glass for weeks at a time, and the wind does the rest. From late winter into May, west and southwest wind lifts dust off open ground, lease roads and caliche pads and drives it into window tracks, weep holes and screen mesh. A clean house on Friday can be gritty by Monday.
The problem that costs people money is the water. Sprinkler heads that clip a window, a hose rinse left to dry in the sun, and lawn irrigation along the lower panes all leave white mineral spots, and in Permian Basin heat those spots bond to the glass within days. In the first season they come off with the right chemistry. Left for a few summers they etch into the glass itself, and etched glass gets restored or replaced, not cleaned.
Our Midland and Odessa services include inside and outside window cleaning, screens taken off and washed by hand, track and sill detailing, hard-water spot removal, screen repair, gutter cleaning, solar panel cleaning, pressure washing and soft washing. We work brick ranch homes in central Midland and Odessa, larger custom homes in northwest Midland, and the new subdivisions going up north of Loop 250 and around Parks Legado.
Every job is priced before we arrive. Type your address, see a real number for your house, and pick a day. The price you see is the price you pay, and every clean carries our 24-hour guarantee: if something looks wrong after we leave, tell us and we come back to fix it at no charge.
Four things decide how fast windows get dirty here and what it takes to get them clean.
The Permian Basin does not run on the four seasons most window advice assumes. Here is the year in order and what each part does to your glass.
What it does to glass
Sustained west and southwest wind lifts dust off open ground, lease roads and caliche pads and drives it into tracks, weep holes and screen mesh on the windward side of the house. Fine grit packs into sliding-door tracks until they grind.
What we do about it
Tracks and sills are vacuumed and brushed out dry before any water touches the glass, because a wet squeegee dragged through grit scratches the pane. Screens come off and get washed by hand. The best appointment is right after the wind settles in late spring.
What it does to glass
Long, hot, dry days. Every drop of sprinkler or hose water that lands on glass dries in minutes and leaves its minerals behind, and in this sun those spots bond within days.
What we do about it
We work the shaded sides first and keep water off hot glass in direct midday sun, so nothing flash-dries into new spots while we work. Fresh mineral spotting is removed now, before another summer turns it into etching.
What it does to glass
Most of the year's rain comes in short, hard storms, often with a gust front that pushes dust ahead of the rain. The rain then lands on dusty glass and dries into mud spots. Ground-floor glass collects splash-back from bare soil.
What we do about it
Gutters, where a house has them, should be clear before the storms. Exterior glass is best cleaned once a stormy stretch has passed, not in the middle of it.
What it does to glass
Calmer, clearer weather, and whatever the summer storms left is still on the glass.
What we do about it
The most valuable appointment of the year for most homes here: storm spotting off, screens washed, and the house clean for the holidays.
What it does to glass
Mostly mild with cold snaps. Hard freezes and the occasional ice storm happen but rarely last long.
What we do about it
A good time for interior glass. We do not put water on exterior glass when it is freezing, and on short winter days we schedule exterior work for the warm middle of the day.
Almost always hard-water mineral from sprinklers or a hose rinse that dried in the sun. Regular window cleaner does not touch it. It needs mineral removal, and the sprinkler needs adjusting or it comes back in a week. The longer it stays, the closer it gets to etching.
Wind-blown dust and caliche fines packed into the track. It is also why we never squeegee a gritty pane or track wet: the grit comes out dry first or it scratches the glass.
Storms here often push dust ahead of the rain, and then the rain lands on dusty glass and dries into mud spots. The fix is timing: clean after the storm season settles, not between storms.
Wind and the occasional hailstorm bow frames and tear mesh. Rescreening a frame on site usually costs much less than people expect.
Every house is priced on its own: size, window count, stories and access. We look your home up and give you an exact, bookable price for your address. Hard-water spot removal is a different job than washing, so it is not part of the instant price. If your glass has mineral spotting, we show it to you and price it before doing any of that work, never as a surprise on the bill.
About 30 seconds. No callback, no in-home estimate.
One of northwest Midland's established neighborhoods, between Wadley, Highway 191 and Loop 250. Larger brick homes with a lot of glass and mature landscaping that means sprinkler spotting on the lower panes.
Family neighborhood in north Midland with well-kept lawns. Irrigation overspray is the standing issue on ground-floor windows.
Homes around Green Tree Country Club, often with big golf-course-facing glass on the back of the house.
Newer single-family homes just north of Loop 250, on open ground that sends dust into tracks and screens every windy week.
Established central Midland streets around Wadley-Barron Park, with older windows that get careful hand work.
Northeast Odessa near the Odessa Country Club courses. Rear view glass and sprinkler spotting together.
Newer northwest Odessa homes around the town center, where construction dust from the next phase settles on finished houses.
Larger lots in Ector County outside the city, with wind, open ground and well water that can be harder still.
Also served: Gardendale, West Odessa, Penwell, Stanton, Greenwood area.

Inside and outside glass, screens off and hand-washed, and tracks cleared dry first, because wet grit under a squeegee scratches glass.
Hail and wind tear mesh and bow frames. Most screens can be rescreened on site for far less than a new one.
Sprinkler and hose spotting removed while it still comes off, before a few summers turn it into etching.
Blown dust, leaves and hail debris cleared before storm season, so a downpour runs off the roof instead of over the windows.
Spring dust storms settle on panels in the sunniest part of the year, when a dusty array loses the most output.
Drives, walks and patios cleared of dust-storm grit, storm mud and irrigation rings.
Low-pressure cleaning for brick, stucco and siding. Pressure belongs on concrete, not on your walls.
New-build haze from cement and drywall dust, removed wet and slow so the glass is never scratched.

Usually, yes, if they have not etched into the glass yet. Fresh spots come off with mineral removal, which is a separate step from regular washing. If the glass is already etched we will tell you honestly rather than charge you to clean something that will not come clean.
