Most Los Angeles homes land between $450 and $950 for interior and exterior window cleaning including screens, tracks and sills. The spread is wide because this metro is wide: the same house prices differently in Hermosa Beach and Moreno Valley, and the biggest variable is not window count.

The Five Things That Actually Move the Price

Access, not window count

This is the largest single variable and the one most people do not expect. A two-storey window wall facing downslope over a caisson, a walkstreet house with no vehicle access at the front, or a roof deck reachable only from inside all take planning and equipment that a per-window average cannot absorb. Ask for those elevations to be listed as their own line. If they are not in the quote, they are frequently not in the plan either, which is why so many hillside houses have view glass that has never actually been cleaned.

Which water your address drinks

Southern California sells three waters and the mineral load varies by a factor of two and a half. Los Angeles Aqueduct supply is about 6.5 grains per gallon. Metropolitan imported supply is about 16. Local basin groundwater runs 12 to 18, and Anaheim publishes 18. Harder water does not change the price of a wash, but it decides whether you also need mineral restoration, which is quoted separately and is where the real money is.

How close you are to the ocean

Within about a mile of surf, the honest interval is three cleanings a year rather than two, which is a real annual cost difference. That is a corrosion interval rather than an appearance one: damp salt pits aluminum, hardens screen spline out of its channel and destroys door rollers, and the assembly usually fails before the glass looks bad. Coastal homes also go through screens two to three times faster than inland ones.

Screens, tracks and rail

A full-service price should include screens off the frame and washed flat, tracks cleared dry, sills wiped and weep holes checked. Frameless deck and balcony rail usually is not included and should be quoted separately, because on a lot of coastal and contemporary properties there is more rail glass than window glass. Ask. It is the most common silent omission in this market.

The California surcharge is real

The same house prices about $200 higher on the full-service line here than it does on the Colorado Front Range. That reflects labour, insurance, licensing and drive time rather than margin. Traffic is the underappreciated part: a crew covering three jobs across the Westside and South Bay spends a materially larger share of the day not working than a crew covering three jobs in Denver.

Two Things That Should Never Be in a Flat Price

Hard-water and mineral restoration

Restoration is not cleaning. Washing does not dissolve carbonate, which is why the same spots survive repeated cleanings. It needs a controlled acidic pass and it is priced per affected window, normally only the elevations your sprinklers reach. Deposits under about five years old restore fully; past a decade in this sun the carbonate has etched into the silica and restoration improves the appearance without perfecting it. Ask for an inconspicuous section to be tested before you pay for it.

Glass deck rail and balustrade

On a lot of coastal and contemporary Southern California properties there is more frameless rail than window glass. It has no eave over it, it shows marks from both faces, and it realistically needs about twice the frequency of the windows behind it. It is almost never in a competitor's quote and it is the first thing anyone standing on the deck notices.

Above roughly the third floor the exterior work becomes rope descent or suspended platform, which is a licensed, OSHA-governed discipline with anchor inspection, rescue planning and separate insurance.
