Sonlight serves Glendale from the Rossmoyne and Adams Hill historic streets through Verdugo Woodlands, Chevy Chase Canyon, Montrose and the downtown core. Glendale sits directly under the Verdugo Mountains, which gives it the wind, the fire exposure and the hillside access problems of a foothill city with the density of an urban one.

Four variables decide what is on a window in Southern California and what it takes to get it off: which water you drink, how much ocean you get, where the wind comes from, and how long it goes without raining. Here is where Glendale sits on each.
Southern California does not run on the four seasons that window cleaning advice usually assumes. Glendale follows the San Fernando Valley calendar, which is the actual year in the order it happens and what each phase does to your glass.

What we do about it
We start on the west and south elevations early and work to the shaded sides as the day heats up, rather than circling the house. Solution flashing off hot glass is the number one cause of streaking here and it is a scheduling problem, not a product problem.
What it does to glass
Seven months with no rinse. Road film, construction dust and pollen accumulate continuously, and in the western Valley construction dust from ongoing development re-coats finished homes well beyond the property line.

Three visits a year in the construction corridors, twice elsewhere. Construction fines need a flooded pass with dwell time before anything with an edge touches the glass, because they are abrasive and dry-wiping them scratches.

Offshore wind funnels through the passes at fifty to seventy miles an hour, packing decomposed granite into tracks and weep holes and abrading screen mesh. It arrives from inland, so the north and east elevations load first.
What we do about it
Tracks are cleared dry before any water goes on, always. Screens get inspected as they come off, because wind-abraded mesh looks fine from inside right up until it is handled.
What it does to glass
In the interface communities, smoke residue rather than dust: fine carbon, alkaline ash and condensed tars that smear under a dry cloth and can etch if left wet.
What we do about it
A flooded neutral-pH pass first, then a solvent step, then the wash. Quoted as its own job because it is one.

Santa Ana events pack Verdugo decomposed granite into tracks and weep holes on the mountain-facing elevations. The damage always happens the same way: someone hoses the window, the embedded grit gets wet, and the first squeegee pass drags it across the glass. The scratching is fine, permanent and visible in every low-angle light afterwards. Tracks have to be cleared dry before any water goes on them.
Rossmoyne and Adams Hill hold real concentrations of leaded panels, art glass and original divided-light casements whose putty failed decades ago. Pole systems and aggressive squeegee work pop putty and loosen glass. These get hand cleaning pane by pane with the water kept off the frame, and any failure photographed and reported rather than worked past.
In fire years the deposit on canyon-side glass is fine carbon, alkaline ash and condensed tars rather than dust. The ash etches if left wet, the tar smears rather than lifting, and the carbon is abrasive enough that a dry wipe scratches permanently. It needs a flooded neutral-pH pass, then a solvent step, then the wash, and it is quoted as its own job.
