Sonlight serves Sherman Oaks from the flats north of Ventura Boulevard up into the hills toward Mulholland. Sherman Oaks has one thing going for it that most of Southern California does not, and almost nobody living here knows it: the tap water is soft.
Sherman Oaks sits on LADWP's Valley supply, gravity-fed from the Sylmar filtration plant on Los Angeles Aqueduct water, Eastern Sierra snowmelt at roughly 6.5 grains per gallon. Imported Metropolitan supply reaching Calabasas at the far end of the Valley runs near sixteen. That is a two-and-a-half-fold difference, and it means hard-water restoration is genuinely uncommon here. When we do find mineral etching on Sherman Oaks glass it has a specific source: one sprinkler head, a pool splash-out or a pressure-washer rinse baked dry in the sun. Finding it is worth more than the restoration.
What Sherman Oaks glass gets instead is heat and deposition. Summer afternoons well past a hundred degrees bake whatever landed on the pane in June into place by September, and they make the glass too hot to clean properly after mid-morning. The streets south of Ventura climb into the hills, where Santa Ana events funnel through the canyons and where the primary glass on many houses faces downslope over nothing level. Jacaranda cover through the flats adds honeydew from late April into mid June, which is aphid excretion rather than sap, rinses off fresh, and cooks onto hot glass if it is left.
Four variables decide what is on a window in Southern California and what it takes to get it off: which water you drink, how much ocean you get, where the wind comes from, and how long it goes without raining. Here is where Sherman Oaks sits on each.
Southern California does not run on the four seasons that window cleaning advice usually assumes. Sherman Oaks follows the San Fernando Valley calendar, which is the actual year in the order it happens and what each phase does to your glass.
What it does to glass
Nearly all of the Valley's modest annual rainfall arrives here. The first storm mobilises months of baked-on dust and runs it down the glass in streaks, and it finds every blocked gutter and every low spot in a shallow tile roof.

Clean and clear drainage in late October. On tile roofs we check which elevations actually have gutter runs, because a great many Valley houses have partial runs or none on the sides that shed onto hardscape.

Sustained triple-digit afternoons bake whatever is on the pane into place and make the glass itself too hot to clean properly after mid-morning. West-facing elevations take the worst of it and are where UV-set film shows first.
What we do about it
We start on the west and south elevations early and work to the shaded sides as the day heats up, rather than circling the house. Solution flashing off hot glass is the number one cause of streaking here and it is a scheduling problem, not a product problem.
What it does to glass
Seven months with no rinse. Road film, construction dust and pollen accumulate continuously, and in the western Valley construction dust from ongoing development re-coats finished homes well beyond the property line.
What we do about it
Three visits a year in the construction corridors, twice elsewhere. Construction fines need a flooded pass with dwell time before anything with an edge touches the glass, because they are abrasive and dry-wiping them scratches.
What it does to glass
Offshore wind funnels through the passes at fifty to seventy miles an hour, packing decomposed granite into tracks and weep holes and abrading screen mesh. It arrives from inland, so the north and east elevations load first.
What we do about it
Tracks are cleared dry before any water goes on, always. Screens get inspected as they come off, because wind-abraded mesh looks fine from inside right up until it is handled.
What it does to glass
In the interface communities, smoke residue rather than dust: fine carbon, alkaline ash and condensed tars that smear under a dry cloth and can etch if left wet.
What we do about it
A flooded neutral-pH pass first, then a solvent step, then the wash. Quoted as its own job because it is one.

Sherman Oaks homeowners are routinely sold hard-water restoration because everyone in Southern California is told the water is hard. On aqueduct supply at about 6.5 grains it is not. Where we find etching here it traces to a specific source and the durable answer is moving a sprinkler rather than restoring the glass annually. If you do not need the service we will say so.
Above roughly a hundred degrees, solution flashes off the pane before it can be worked, and Valley summer afternoons are well past that. The result is streaking on the west and south elevations that gets blamed on product. The fix is scheduling: hot elevations early, shaded elevations late. Anyone working the house in a circle at two in the afternoon will leave the same marks every time.
The streets south of Ventura are full of houses whose primary glass faces downslope over a caisson or a retaining wall. Those are the panes the owner cares about and the ones most often quietly skipped, because reaching them takes pole reach, staging or rope work. The service this metro actually needs most. Most of Greater LA drinks 12 to 18 grain water, and irrigation overspray does more permanent damage to glass here than anything airborne.
