Sprinkler Overspray on Windows: The Most Preventable Glass Damage There Is

Why is there white spotting on the bottom of my ground-floor windows?

A sprinkler head is hitting the glass. Mineral-loaded water sheets down the pane, the sun evaporates it within minutes, and the calcium stays. Repeat that three mornings a week through a dry season and you get bonded carbonate concentrated on the lower third of every window a head can reach. It is the leading cause of permanent glass damage across Greater Los Angeles, ahead of salt and well ahead of dust, and it is also the most preventable, because the fix is a ten-minute sprinkler adjustment rather than an annual restoration. Any company that restores the glass without telling you which head caused it has sold you the same job again next spring.

When it happens: Builds continuously wherever irrigation runs, which in Southern California is year round, and is worst by the end of the dry season in October.

Can it be fixed?

Usually removable

Under about five years of accumulation, a controlled acidic restoration removes the deposit completely and the glass returns to genuinely clear. Between five and ten years it improves substantially but may not fully clear. Past a decade in Southern California sun, the carbonate has typically etched into the silica and no chemistry restores it; the surface is physically pitted and the honest options become mechanical glass polishing or replacement. This is why testing an inconspicuous section before quoting matters: the difference between those outcomes is thousands of dollars, and a company that quotes removal without testing is guessing with your money.

How to Tell That This Is What You Have

What Is Actually Happening

Most of Greater Los Angeles drinks hard water. Anaheim publishes eighteen grains per gallon. Ontario is around 15.2 and Rancho Cucamonga around fifteen. Riverside is around 12.3 and entirely local. Metropolitan imported supply runs near sixteen. Every one of those numbers means a meaningful amount of dissolved calcium in whatever comes out of a sprinkler head.

When that water lands on glass and evaporates, the water leaves and the mineral does not. In this climate a wetted pane in sun dries in minutes, so there is no opportunity for the deposit to run off before it sets.

The frequency is what makes it destructive. Irrigation here runs twelve months a year, and there is no rain between May and November to dilute or wash anything. A head that clips a window three mornings a week deposits mineral roughly 150 times across a single dry season.

Layer after layer, the carbonate stops sitting on the surface and begins etching into the silica beneath it. That transition is why the same spots that came off easily in year two will not come off at all in year twelve.

What it costs to fix

Restoration is priced per affected window rather than per house, because normally only the elevations facing planted beds are involved. It is quoted separately from the wash, and it should be. If a company folds mineral restoration into a flat window cleaning price, they are either not doing the restoration or not telling you what portion you are paying for it. The genuinely important number, though, is what it costs to move the sprinkler head: usually nothing, and it ends the problem.

Can you do it yourself?

There is a real DIY path for light deposits. White vinegar at full strength or a dedicated mineral remover, applied with a saturated cloth and given several minutes of dwell before agitation, lifts surface spotting. What does not work: alkaline glass cleaner, which makes carbonate more stubborn, and dry scrubbing, which just adds scratch risk. What to avoid entirely: letting acid run down onto stucco, anodized frames or natural stone, where the damage costs far more than the window cleaning would have. If two attempts do not shift it, stop; further scrubbing is not going to help and the deposit is likely bonded.

How to Stop It Coming Back

Removing it once is half the job. This is the half that determines whether you pay for it again next year.

  1. 1Walk your irrigation while it is running, at the time of day it actually runs. Most homeowners have never seen their own system operate, and the offending head is usually obvious within one cycle.
  2. 2Adjust or replace the head so its throw stops short of the glass. A different nozzle, a quarter-turn on the arc, or swapping a spray head for drip in that one bed is normally the whole fix.
  3. 3Check for splash-back as well as direct spray. Water hitting a walkway or a rock bed under a window throws mineral up onto the bottom eighteen inches of the pane just as effectively as a head aimed at it.
  4. 4If you are in an association-managed community, work out which side of the property line the spray comes from before adjusting anything. Recycled water through purple pipe irrigates a large share of common landscape here and carries a higher dissolved-salt load than potable, and no amount of adjusting your own system fixes a common-area head.
  5. 5Restore once, then keep it that way. Paying for restoration every spring because a head still hits the window is money spent on the wrong problem entirely.

Why does the same spot come back after I paid to have it removed?

Because the head that caused it is still running. Restoration removes the deposit; it does nothing about the source. Before we leave a job we walk the beds and point out exactly which heads, emitters or splash points are putting mineral on your glass, because moving one head is worth more to you than the restoration we would otherwise sell you every spring.

I adjusted all my sprinklers and it still comes back. Why?

The spray may not be yours. Across a lot of this region, association and municipal common landscape is irrigated with recycled water through the purple-pipe system, which carries a higher dissolved-salt load than potable supply. If a common-area head is overshooting onto your wall, nothing you change on your own system will fix it. Work out which side of the property line it originates on, and document it for the management company.

Would a water softener stop this?

For your own irrigation, it would help a great deal, because softened water carries far less calcium. In practice most irrigation is plumbed off a line that bypasses household treatment, so check what actually feeds your system before spending on that basis. And it does nothing at all about a neighbour's or an association's spray.

How do I know if my glass is already etched?

Soak it thoroughly. Surface mineral largely vanishes while the glass is wet and reappears as it dries. Etching stays visible even when soaked, because the damage is in the surface rather than on it. If you can see it clearly through a film of water, restoration will improve it rather than clear it, and anyone promising otherwise has not tested it.
