Southern California is a stucco region, and this is the single most common way exterior cleaning damages a house here. Stucco is a porous three-coat system designed to breathe and to shed water outward. A pressure wand drives water inward, past the finish coat and into the paper and sheathing behind it, where it has nowhere to go and no dry season short enough to help. The damage does not appear that afternoon. It appears as blistering, spalling and staining months later and gets blamed on the weather. It is worse on period-revival work, where the finish coat is lime-based and softer than modern acrylic. Hardscape takes pressure. Walls take a low-pressure soft wash with the chemistry doing the work. Any company willing to put a pressure wand on your stucco is telling you something about how it will treat the rest of the job.
Concrete near the corridors through Los Angeles does not get dirty the way concrete in a quiet suburb does. Tire wear, brake dust and diesel particulate settle as carbon suspended in oil, and oil-bound carbon soaks into the pore structure of the slab. Hitting it with pressure and nothing else drives it deeper and fans it sideways, which is why a freshly washed driveway can look blotchier than it did before. It needs a degreaser with real dwell time to lift the oil fraction first, then pressure to carry it away, then a rinse before it re-deposits. Same tool, completely different sequence, and it is most of the difference between a driveway that comes back and one that does not.
The instinct is to wash hardscape once the weather turns nice, which in Los Angeles means spring. That is backwards. Seven or eight rainless months deposit a continuous film on every horizontal surface, and the first storms of December then wet it, mobilise it, and run it into the low points and along the joints where it sets. Washing in autumn, before the wet season starts, means the rain arrives on clean concrete and the winter actually works in your favor. It is also, practically, the easier booking: nobody else is asking for it in October.
