Why Your Swamp Cooler Is Staining Your Windows
Almost every conversation we have about damaged glass in New Mexico ends up at the same place, and it is not the tap and it is not the dust. It is the cooler on the roof.
Evaporative cooling is the right technology for this climate and this is not an argument against it. It is an argument about what the machine does to the water on its way through, and about a maintenance step that is very commonly switched off.

Evaporation is what does the cooling, and evaporation takes the water and leaves the dissolved minerals behind. The reservoir does not stay at tap concentration, it climbs, and it keeps climbing between bleed-offs. Whatever hardness your supply started at, what is sitting in that pan by August is a multiple of it.

Stage twoIt gets there by more than one route. Carryover mist off the pads leaves the unit in the airstream. Bleed and overflow lines run down the roof and across a wall. A pan that is overfilled or slightly out of level weeps at a corner. Window-mounted and side-draft units are the worst offenders because the glass is directly in the path. On a roof-mounted unit it is the downstream wall and whatever window is on it.

A wetted pane in July afternoon sun dries in minutes, so there is no window in which the deposit can run off before it sets, and the ultraviolet load at that elevation bakes each layer in on top of the last.
The Bleed-Off Is the Whole Ballgame
A bleed-off continuously dumps a small amount of reservoir water down the drain so fresh supply has to replace it. That is what stops the mineral concentration climbing through the season. It is not a leak and it is not waste, it is the mechanism.
It is also the first thing people disable, usually with good intentions, because watching water run out of a cooler during a drought feels wrong. The result is a reservoir that concentrates all summer with nothing to dilute it, and every mist droplet that leaves the unit carrying more mineral than the one before it.
If you take one thing from this page: check that yours is running, and check where the line discharges. A bleed line that empties onto a roof and runs across a wall is delivering concentrate to whatever window is on that wall, several times a day, for four months.
Why the Same Cooler Does More Damage Here
Evaporative coolers are used across the west. What concentrates the damage in New Mexico is what happens in the minutes after the droplet lands.
Albuquerque sits at 5,312 feet and Santa Fe at 7,199. Ultraviolet intensity climbs with elevation, the air is dry enough that evaporation is fast at any temperature, and the region gets more than three hundred sunny days a year. A pane that gets wet at two in the afternoon in July is dry in minutes. Nothing runs off. Every droplet that lands leaves its full mineral load exactly where it landed.
Then there is the season length. A cooler runs from roughly May through September. The monsoon arrives in July and brings rain, but monsoon rain in this region is dust-laden and splashes off hardscape rather than rinsing glass clean, so it adds to the problem more often than it solves it.
What to Check This Week
Is the bleed-off running? If you cannot find one, or it is plugged, that is the fix with the highest return and it costs a service call.
Where does the water go? Follow the bleed and overflow lines. If either runs across a wall that has a window on it, reroute it. This is usually a length of tubing.
Is the pan level and not overfilled? An overfilled or slightly tilted pan weeps at a corner, and that corner is directly above something. On window-mounted units, check whether carryover mist is landing on the glass beside the unit, because a small change in position or a deflector often takes it out of the path entirely.

Why does my swamp cooler leave white marks on the windows?
Because an evaporative cooler works by evaporating water and leaving everything dissolved in it behind. The reservoir concentrates over the season, and carryover mist, bleed line runoff or an overfilled pan puts that concentrate onto the nearest glass. In high-desert sun it dries in minutes and the mineral stays.
Is this damaging the glass or just dirty?
Both, in sequence, and which one you have depends on how long it has been happening. At first the mineral sits on the surface and a controlled acidic restoration takes it off completely. Over repeated seasons of wetting and drying, the calcium begins etching into the silica underneath, and at that point the surface is physically pitted and no chemistry brings it back. The practical test is to soak the pane: surface mineral largely vanishes while wet and returns as it dries, etching stays visible even soaked.
How do I stop it?
Four things, in order of how much they help. Keep the bleed-off working, because that is the mechanism that stops the reservoir concentrating and it is the one most often disabled to save water. Check the pan level and that the unit sits level. Redirect the bleed and overflow lines so they do not run across a wall with a window on it. And on window-mounted units, look at whether a deflector or a small change in position takes the carryover out of the glass path entirely.
Does it matter which town I am in?
Yes, quite a lot, because the water going into the cooler is not the same everywhere. Albuquerque runs on the Water Authority's blend of San Juan-Chama surface water and deep groundwater. Rio Rancho and Bernalillo are on municipal wells and are harder. Corrales and Placitas are largely on private domestic wells, which vary house to house and can be harder still. Santa Fe's supply is moderate by comparison. A cooler in Rio Rancho is concentrating a harder starting water than the same cooler in Santa Fe.
Should I switch to refrigerated air?
That is a comfort and cost decision, not a window cleaning one, and evaporative cooling is genuinely well matched to this climate. If the staining is the only thing pushing you, fix the bleed-off and the runoff path first. That solves most of it for the price of a service call rather than a system.
Can the marks be removed?
Usually, if they are caught within a few years. As a working rule, deposits under about five years old restore fully, five to ten improve substantially, and a decade of buildup in this sun is frequently permanent. Anybody quoting removal without first testing an inconspicuous section is guessing with your money, because the gap between those outcomes is large.
